Montgomery County Planning Commission should work with the Lower Merion Planning Commission and with SEPTA on a plan for the future of the Wynnewood Shopping Center. Given the shift away from 'strip malls,' I assume that the landowner is going to want to re-evaluate this property at some point in the near-to-mid-term, and it will be better if Montco, LMT, and SEPTA have proactively worked on a plan for this space on the front end. They should evaluate turning this into a walkable 'pocket neighborhood' with additional height and residential uses above ground-floor commercial, with streetscape improvements along Wynnewood Road that can connect future residents on this property to Wynnewood Station. Since this is a very large tract and is mostly isolated from surrounding single-family areas, they should evaluate adding additional height here in order to achieve more residential housing that can help anchor and support the businesses on this property as well as down the street in Ardmore and Narberth.

(I also wanted to note that I know that Montco does not have zoning or land use power, but it may still be worthwhile for the Montco Planning Commission to elevate the dynamics and concepts described above to LMT for consideration, or even help fund such a planning effort.)

There should definitely be a look into how the Wynnewood shopping center serves the Wynnewood community. Crossing WIlliams Rd to the shopping center on foot is rough, especially with the bus stop there. The sidewalks do not connect and with the new restaurant, the loading bay activity is non-stop. Even when BBB was open, the parking lot was never full, so repurposing this to more green and outdoor dining would be a much better use of this property. Greening of the sidewalk portion of the strip mall portion would be great too.
    The neighboring Wynnewood/Shortridge communities have fought hard over the years to maintain their residential areas without conflict from the shopping center. To that end, there are zoning restrictions in place. Creating greater density will not be a welcome solution.

    I support more open space. They do not need more housing there.

    If you’re suggesting building more houses; I disagree. We need more open space. We need more land and wildlife to keep our ecosystem from completely collapsing. Am I misunderstanding what you’re proposing? Trees, water, plants, animals, peacefulness. We don’t need anymore strain on traffic or schools or electric grids or sewer systems, etc.
